In general, a roof will normally last between 15-25 years. The point at which you will need to replace it depends on many different factors including:
 
  • Quality of materials used
  • Roof deck condition
  • Closeness to trees
  • Quality of maintenance and repairs
  • Weather conditions (particularly extreme fluctuations)
  • Quality of workmanship
  • Home age
  • Damage sustained through hail, wind, and debris
  • Quality of ventilation
 
Determining when roof replacement  and/or repair is often fairly difficult for homeowners. Roofs are generally inaccessible for inspection purposes, and by the time issues are noticed, there has already been significant damage. To notice a leak, for example, water must be soaking through shingles, underlayment, and roof deck, ending up in your attic, which can promote mold growth and wood rot.
 
​Because homeowners frequently have difficulty assessing the amount of damage to their roof, a free consultation with a roofing company is often needed to diagnose the problem and determine a solution. However, there are some indicators that may be able to alert you that a full repair may be needed. These include:
 
  • Roof Leakage: One leak may be able to be fixed with a simple repair, but if you have more than one leak or if wood rot has taken hold, full replacement may be a better option for you.
  • Major Damage: In Utah, major damage is generally caused by wind. In Utah, we don’t get hurricanes, but hurricane strength winds do happen. Wind damage usually happens when trees or other large objects fall onto a roof during a storm. This type of damage makes up a large portion of Utah’s roof damages.
  • Roof Aging: Older roofs that are still functioning well don’t need to be replaced just because they’re old. As a roof ages though, it does tend to start having issues at some point. Older roofs can start to buckle, sag, or have other problems. Roofs in Utah normally last around 15-25 years if it has been properly installed with quality materials, maintained, and vented.
  • Visible Wear and Tear: Visible wear and tear isn’t always just a cosmetic issue. It can often signal that your roof is nearing a point where it will need repair or replacement. Some signs include:
    • Shingles start shedding granules
    • Shingles start curling
    • You notice black streaks or moss growing
